It is unlawful for any person to engage in the business of, act in the capacity of, advertise as, or assume to act as a real estate broker or a real estate salesperson within this state without first obtaining a real estate license from the department, or to engage in the business of, act in the capacity of, advertise as, or assume to act as a mortgage loan originator within this state without having obtained a license endorsement.

If the part you are renting is a separate building (ie. garage apartment) there are endorsements that can be added to cover that situation.  

We do carry an endorsement on our homeowners insurance for the rental, and it’s very inexpensive.For guidance on applicants, leases and background/credit checks I highly recommend Rentprep.

It's not just the gurus any longer, it is BP by endorsement of really bad behavior.

BTW, I don't endorse "credit scores" at all, but I know I have "played the game" contrary to the opinions of people like Dave Ramsey, who declares in How To Improve Your Credit Score Without Debt and countless other videos that debit is the devil.

Named insureds have full rights to the policy, additional insureds have carve out rights as defined by the additional insured endorsement.  

Then the buyer in the contract executes the assignment, signs it, as an endorsement, that's it.

If your rental property is written as a DP-3 policy, backup of water from sewers & drains is not covered, but the coverage can be added by endorsement, and should have been offered by your agent at the time you purchased the policy.  

what I mean is something like craigslist, but only for homes, not endorsed or related to the MLS.
