I went back 6 months and downloaded anything that looked even remotely interesting to me.

I've downloaded the lists for Yavapai and Coconino counties and did some initial work of adding the property types to the lien lists so I can better filter the liens I want to pursue.

Download some of the very good analysis Excel files on the BP file site, and tweak the file to your needs as you learn more and more about your market, about investing in general, and what excites you in terms of return on investment.

Once completed, then there would be one or more documents for you to download (this one shows a couple of years of P&L statements, offering memorandum, rent roll, and condo docs/by-laws).Hope that helps!

There is an app I started using Coach.me - Which I downloaded and hired a coach (with no RE experience) to help keep me accountable to my goals.  

I've searched the 'net and BP and have yet to find a reliable downloadable investment prospectus template.

. $150 sounds about right, but your going to get a very simple note and DOT, usually downloadable at the title companies website.
