Anyone had any success with a partnership in which person "A" buys a piece of property for potential rental and person "B" pays for renovations.

Hi Everyone,I have a family member who owns a piece of property. 

Never tried it myself, but I like the idea of doing tile above a one-piece shower/tub surround in a rental.It gives you the option of going with a higher end/more expensive tile since you're using less than if you tile the whole surround, and it seems to be a "tenant proof" option since it's less likely to get dirty or damaged.Some examples:

We do have a few pieces of plywood and could cover some of the windows - but not all.  

Maybe it isn't much of a distinction I guess... because either way I'm paying retail for an out of state rental that someone else puts a tenant in.Which is turnkey?

You'll still get marks under large pieces of furniture but you can use their pens to fill it in.

Ok, the bank accounts is easy to figure out as well as no co-mingling funds/property... keeping corporate records is something I have no clue about or the corporate law piece... any guidance or direction there is greatly appreciated!
