Well anyone can write anything into a contract, but whether it is legal and enforceable is for the courts to decide...It is State law here that a contractor must call 811 or they are liable for the costs.

What I find to be most valuable: Ease of use, cost-savings and efficiency and here's what I mean: If using an interior designer to furnish your rental, they will hand you a list of supplies + furniture to buy and what I was able to do with Minoan is upload that list as a CSV file and then they come back with a quote of all of the items they can fulfill along with their respective discount. 

However, I still struggle to understand the art of estimating rehab costs. 

i think less competition is primarily going to mean less margin per deal. 

For instance if I’m looking at potential capital expenditures over the next 5 years and the range of the cost is between $25k and $75k, I would use $75k in my projections.

Understand the fees involved and calculate the total cost for an entire year of management so you can compare the different managers.

It was the best solution but it did cost extra.
