Because, house hacking is comparatively simple and beginner-friendly (and therefore has the highest likelihood of success), but strategies like BRRR'ing, flipping, wholesaling, out of state investing, etc. are far more complicated, and have a far higher chance of failure because they involve so many "moving pieces".I always use this analogy: would you tell a beginner skier who has zero experience to ski a double black diamond (the most advanced terrain) for their first run?

Rule-of-law is my #1 business and political value.If there are people associated on the ownership-sell side of a deal, I may stomach a deal with them and then avoid relying on them, certainly their representation of me, in the future (and document them for an internal 'black list' for my colleagues).

For example, many of us feel that Old Fort has a bright future, due to proximity to Black Mountain, due to the new 40 miles of mountain biking trails being developed between Old Fort and Black Mountain, due to proximity to Lake Lure, 2 new breweries, etc.

Because we don't say an area is most friendly to for instance "Blacks" or "Hispanics" or "Single Mothers" or etc...I say this because if you have a most friendly, that means other places are not friendly--which seems to be illegal under Federal Law.I would assume advertising an apartment as being in an area "Most Friendly to Blacks" would be steering without a doubt (which might be effective--but illegal).What makes it "Most Friendly" and (steering???)
