Are you OK operating your rental property as a charity.

I tried to get around this by applying a check from another charity that didn't stipulate the late fee limit to their late fee.

Unless you are running a charity.  

But nothing is worse for PR than a charity scam.

I most certainly let them know that I don't really make any money until I sell the property and thus is my assurance that the property will be paid for on time, every time, I'm an investor, not a charity organization :) but, like you said, they know I'm an investor and that actually works in my favor because they know their chances of me actually making the payments are increased significantly over someone off the streets.

It's simply too long.You are not a charity case, just evict them and move on.

Lastly, they actively support Children's Charities: to end child-slavery, and provide funds for children's medical research and operations.
