I have to pay a service fee and will only pay online (That started about a year ago) Ans part of the parking lot caved in

I have done some online research but am interested to hear firsthand what things I should be prepared for and probably expect as a new landlord.

Sure, you can download lease agreements online, and some of them are even drafted by an attorney.

I usually ask for some form the rent roll/rent ledger showing payment history and some form of proof of payment (I'm a bit paranoid) for the last two months (deposit receipts, bank statements, online receipts for payments made online rent portals, etc.) 

It means getting ready for renters, changing insurance, posting ads online, checking out who might rent, using a rent form, being clear on who fixes what, and talking well.

I figured I would invest in real world experience instead of paying a guru $20,000 to teach me what I could learn online.

Local real estate investment clubs or online forums can be great places to start.- Scale Gradually: Instead of jumping into larger, riskier investments, consider scaling by adding a few more single-family homes each year.

Unless you're using an online application program, have every applicant submit application in writing.
