People in above situation may not have the capacity or judgment to make the best decision for themselves,  so relying on a voluntary policy for getting people treatment they need means in the end fewer get it,   and they are probably worse off by the time they accept it.

It actually has very good dual ADU potential which I considered a plus when buying,  but at this point I have no intention of building out as such.I support some of the changes to SF zoning since as we all know the only long term way to keep housing costs under control is keep building,  and while seattle does have lots of capacity in its urban villages and L zoned areas,  adding more ADUs is the least negative-impact way to achieve some higher density in existing single family zoned neighborhoods.

The question rarely gets asked of clients because the underwriter can just look at the mailing address and the rental address.I would state that your contractor is representing you in a PM capacity

The bad news in my case is that a year after we replaced the compressor on my 20 year old heat pump unit, it finally started to leak elseware and the heating cooling capacity diminished and we determined it was time to replace. so hopefully your compressor buys you some more time, but know that other issues can still develop.That timeframe is frustrating but relatively reasonable.
