Also, the hate that created these practices in the first place is brushed under the rug and never labeled as the real reason why something exists. 

We maintain a gas trimmer, a gas mower, a chainsaw, loppers, a brush saw, a pole saw, a gas chipper, and weedkiller concentrate and sprayer for these eventualities.

If every landlord just brushes this stuff off and moves on, there is no record for the next guy in line.....or the bank or other credit agency that deals with this guy next.

Depending on how much management you are going to use it will range anywhere from 0 to 30% and then you need to figure out which expenses are variable to usage (e.g. electricity, gas, etc.) and those that are static (e.g cable, internet, etc). 

I still use calculus, geometry, static beam analysis, flow rates, electrical circuitry loads etc etc. 

Your thinking is time  static.

So the "guru" term is somewhat painting with a broad brush.

@Bill Manassero  every market has its pluss and minus and every market money can be made.buy and hold in todays market is a little different as it tends to be quite static in most mid west markets IE rents are stable and not really moving up or down.and the ship may have already sailed a bit in PDX.. with prices and rents rising 20 to 40% in the last 2 years.. so if you bought rental two years ago in PDX your rents have gone up significantly.and as the added bonus your properties have appreciated 20 to 30% as well over the same time. 

I have talked to a few local property managers and was floored by how they seem to brush off the cost/impact of this expense.
