Depending on how much management you are going to use it will range anywhere from 0 to 30% and then you need to figure out which expenses are variable to usage (e.g. electricity, gas, etc.) and those that are static (e.g cable, internet, etc).

@Bill Manassero every market has its pluss and minus and every market money can be made.buy and hold in todays market is a little different as it tends to be quite static in most mid west markets IE rents are stable and not really moving up or down.and the ship may have already sailed a bit in PDX.. with prices and rents rising 20 to 40% in the last 2 years.. so if you bought rental two years ago in PDX your rents have gone up significantly.and as the added bonus your properties have appreciated 20 to 30% as well over the same time.
