In this vacuum scenario Mortgage B would have a superior claim. 

Too many years of tenants running the furnace without changing the filters.The stuff wouldn't vacuum off.

so this troublesome tenant has moved out, but left the place non-vacuumed and not cleaned at all.

But maybe I am just going nuts with all this....Anyway, the Carpet guy advised to spray Lysol ON and ABOVE carpet and vacuum with pet odor killing powder.Before I do that, I wanted to see if there are other suggestions.Thanks :help:

@Kusum Chanrai My wife and I only invest within driving distance (fed up with security lines and unpredictable airline schedules) for us that means an hour away-we enjoy looking at our investments too.

I don't think my girlfriend should be the one vacuuming the carpet twice a day and moving all the furniture to do so.

If you look at job and population growth as well as diversity of industries, infrastructure w/DFW airport (2 major airlines HQ'd there) and freeway access to major east / west and north / south freeways reaching parts of the U.S., companies are moving in at a greater clip from a positioning / leveraging standpoint.  

What about vacuums, buckets, brooms, mops?

What if the contractor neglected the step where the floor was sanded, and instead simply gave the floor a good vacuuming and then used a mop to spread what appears to be either paint or solid dark brown stain?  

I had a sect 8 tenant & it appeared that she did not vacuum or shampoo the carpet the entire time that she lived there ( 4-5 years )  ... the carpet was new when she moved in.
