@Max EmoryWe use a company called Scale Virtually, and they do a good job vetting their VAs, and I agree with you, I wouldn't hire a VA for high level important tasks, but reporting, such as our weekly pulses, general ledger stuff, they work well and free up our employees to do other tasksGino

Her medicaid and SNAP applications have come to my house and she lost her job and multiple lease violations in the few 5 mo she was here.. 

While I have done a decent job in my spare time building a mailing list of interested parties (including a great survey that has taught me a lot about what buyers want there), I fear that not being on the ground there would hold me back.

With the job, and family at home, I questioned how much time I would have available to build this part of my business and how long it would take me.

In the short term, I aim to replace my monthly income from my current entry-level job, I dont make a ton of money so this shouldn't be too difficult.

Stable job growth, population growth, much more friendly tenant/landlord laws, property taxes DO NOT reassess on the sale, high appreciation due to land constraints, etc. 

I am also not commuting to a job so while my son is in school during the day I would be cleaning and turning over the apartment for STR.At any rate, it will partly depend on whether the STR regulations in that area would even allow for this arrangement in an apartment or condo, but I just cannot quite see, at least for this potential property, adding a flip or rehab project to the mix.  

My father even brought me along to ask for private money lending at peoples homes. 005 bought my first home in Louisiana, turned into a rental and moved to Fort Worth Texas and bought my first brand new duplex in 2008.Educated myself and bought real estate investment courses and settled on Armando Montelongo‘s flip this house completed that course and bought my first 2 fix and flip in 2009 sold one in 2009I did not farewell during the housing market crash, simultaneously lost my job due to the Event Horizon oilfield disaster.My lovely wife and I now purchase real estate in San Jose Del Cabo Mexico with our cash and build with our money as well.
