Find a realtor who specializes in investments  ahead of time (people on BP can give you references) and view a few investible B-class areas/properties during your visit. 

Your claim that you spent time tutoring in poor minority neighborhoods isn't the slam-dunk you think it is - because if it's true, then it makes your comment about "recognized minorities" even worse, since you should have learned to see them as individuals, not a some monolithic group that you view as dishonest, untrustworthy and stupid.

To go even further, virtually anyone in real estate ought to find the prospect of more people, at least from a financial point of view, highly desirable.

If you decide to view it as a vacation home then decide what it's worth out of pocket to own that property and find one that checks all your needs. 

It always feels to me like an apartment view when you start with interiors, just my opinion. your house is awesome though and looks like you take great care of it and the guests

I sort of like the 10 scale, people who give 4s for a less than perfect stay can now leave a 9 :) Do you look by viewing your property through the owner portal or by going in as a guest and searching for your property.  

However, if you build the ADU and not condomise it, they appraisal will only view it as a SFR and give you the rent as SFR at 75% if lease agreements is being used.

My father in law has a condo on 400 west ocean blvd in Long Beach just a view of the street no ocean.
