As I stood at the gate, a solid white pit bull with what appeared to be a smile on his face repeatedly tried to jump the gate and bite at my face.

None flooded, and before buying each of them I stood in the house and checked the actual elevation because I’m terrified of having a rent house flood.

I just figured I'd comment on what stood out to me.

Anything below 1.0 obviously denotes that you will be cash flow negative OVER TIME --maybe not this year-- as you incur repairs, vacancies, etc.You already knew that's where you stood; you just want to fix it.

And I had a contractor who stood beside me and taught me the whole time. 

I know people who have done this only to find that the pissed-off homeowners (at the bank) last horrah was to destroy the house including pouring cement down drains, stealing stives, cutting up the trusses/joists with a power saw, stealing the copper from the electrical, dumping horse crap in the house, etc.

Are there roof trusses spanning the two units?  

I stood firm on $15.5k credit after their $10k counter.

Back in the days of the last recession here in California, one of the most common scammers were those people who stood at a gas station with an empty gas can.

It is a method that has stood the test of time.
