If this is a duplex and your perceived rent is going to be $1200 + $1100/mo - this is $2300/mo in rental income - assuming a favorable interest rate + tax + insurance = $6,000/yr cash flow aprox against your $10,000.00 investment, not to shabby - Again, everyone has a different strategy, you want to make sure it fits your criteria, if you are getting started, this could be a nice learning curve with a few good elements to learn from as you will be covering a wide spectrum of REI with this one deal.

The last group will never ask when is it enough, they live for the hunt.At some point in that spectrum you will ask either I’m bored and want to be challenged (overseas investing) or why/ what is the purpose of my success once you get past the basics, which then is pure enjoyment.

@David Song There is risk in any investment or speculation, but to me there is a spectrum with speculation on one end, investments in the middle and "risk-free" assets (cash) on the other end.At least with some real estate, if the value goes down but it was purchased correctly, it is likely to continue to generate cash flow for the investor.Most speculations are usually not very good investments.

@Jessie Nunley  Flooding of this nature is contaminated water,, it has more potential for health hazards and of course who know what's involved or how bad each situation is but the clean up efforts are going to be huge and each has it's own measure of how to deal with individual cases, broad spectrum is this is going to be worse than Katrina for housing losses
