Update: Kitchen is coming along nicely.Read a tip from another BP'er about a usb outlet so I added a 4 port usb charger to backsplash area  that has seen constant use, great tip!

I have found a duplex in Port Wentworth GA, in a area that averages about 1300-1400 per unit at a price point of 379,900 should i house hack with a VA loan or get a fixed 30 year both apr would be at 3.75%. i Am also get 1299 per month in BHA Basic housing allowance from the military.

@Joe Au, the seller is telling you that they may be using the proceeds from the sale of the property to purchase another property in a way that allows them to not pay tax on the profit from the sale.
