This situation is why we charge a daily late fee so the tenant is still motivated to pay as soon as possible to avoid mounting charges.  

One tells me a need 6 mounts reserves for my current house and rental and the next Lenders does say a thing about it till I call back to ask.

My favorite method is to give them a sketch that has all of the work noted (i.e. replace kitchen counter top with labrador silver flake granite, under mount deep sink with Kohler Gooseneck K-72218-CP or approved equal, etc.).

Most folks I know will mount a flat screen above the fireplace and have a small entertainment cabinet nearby. 

He mounts one of these to the door frame or just outside the door to the brick.

If room permits you could mount cabs on another wall.
