Best of luck to you there, I hope you are able to double your rents in the near future and your property values go to the moon. 

Most of them are rated to survive in double digits, but when you to singles and negative it gets dicey real quick.

My advice is to double check if to invest in Fort Meyers: talk with someone who knows the local market inside-out and is not pushed by selling you something because the market there has been very tricky. 

Wear a mask and goggles and carefully remove the ceiling and double bag the pieces. 

Not saying encouragement on the creativity of their situations is wrong but the bigger picture, like financing for example.

But I have pictures from before they moved in and plenty of pictures of the mess and damages. 

investing in syndication is far from passive when you understand it from the whole picture.
