The schools ignore personal finance and business and hence people enter the world totally clueless as to basic concepts of business and finance.  25 years ago when I was financing small investors I made a loan to the purchaser of a small 12 unit apt complex.

Well since then, I have been arrested 3 more times and Everytime I go to court, my dumb tresspassing charges get dropped but it's an ongoing thing & the harassment by cops needs to stop.

His living there is, IMHO, a HUGE complexity.  

The mortgage business is notoriously difficult, investor and lender guidelines (bank rules) are complex and vary among investors, generally speaking, brokers are not lending their own capital and the liaison on concierge gate keeper. 

In terms of a tenant that has paid before and had a lease, who refuses to now pay or no longer has a written lease - this is still a matter for housing court as they are a holdover tenant, not a squatter. 

Looking to find the easiest to use for multiple apartment complexes.

If it were my kids and there was bad water I would own you right now and take it to court versus fighting you over 700 bucks and then have the judge throw down a harsher punishment.
