It seems like the shortest path to cash-flow with the less out of pocket expense. 

The Tampa Bay area can really be the best of both worlds in terms of appreciation and cash flow, as long as you execute correctly.

If they are the one providing most of the cash, they might not want to carry that liability, but you've already negotiated with your partners on this and then the bank isn't cool with it, you could be in a pickle.

Renovation cost is roughly $30K.I guess what throws me off is that you say Cash invested: $60 

$400k equity is producing $1600/month cash flow for a return from the cash flow of 4.8%.  

At this time, I am having to pay all cash in order to close.Purchase price is approximately $600k.

I am done playing around with assignments and cash buyers.
