I'm thinking of just letting the HVAC go until both the heat pump and air handler (circa 1983) need to be replaced and renting the unit as-is.

My plucked out of the air guess is a trust might add $1,000 to the cost of a deal. 

One suggests converting into mini splits for reasons 1. units already wired for electricity heating and lots of work have been done2. mini splits are more energy efficient than current system3. it provides air conditioning in summer which would be attractive to tenantsAnother suggests going back to boiler because electricity is just too expensive.

We didn't pluck this number out of thin air. 

I engaged a licensed HVAC contractor to do my central air systems- I’ve been burnt in the past, so my code going forward, is to buy materials myself, and pay the labor upon completions or milestones- The issue with HVAC is suppliers will only sell to licensed contractors, not homeowners.  

I like inexpensive 800-1200 ft2 2 bedroom/1 bath brick houses built post WWII with forced air furnaces, low slope and simple roof starting 15 ft off the ground, neat little chain-link yards.

We have the intentions of keeping this duplex long-term as it is the start of our real estate investments, but want to know whether it is a wise investment to upgrade to central heating and air in Ohio given that we will have to run two sepearte systems and all duct work in addition to upgrading the electric box.

I should have done more due diligence because I had to buy a new air conditioner, roof and part of the kitchen slopes a bit.

I am considering signing a master lease on a studio downtown solely to rent out on air bnb and am curious to know if anyone has experience renting out on Airbnb during the "off season" in San Diego.
