But the MLS systems that exist cost millions of dollars to create and maintain, and take the time of thousands of people who volunteer to enter that information into that database.

I absolutely love volunteer opportunities for this reason.Do you have any talents like photography or another skill that you can hone to supplement your income while you work these other means?

Then I would request to be placed on the agenda and I would attend the next board meeting (hopefully with other landlord / owners) and formally request that they waive the record keeping fee or publicly offer to volunteer as a "landlord" committee to keep track of the info for them for free.

I regularly volunteer for Denver Metro's Habitat for Humanity to gain some exposure with various home project experiences (drywall, flooring, painting, exterior work).

The best option may be to volunteer or intern possibly unpaid to learn the skills you need that way once 1 year rolls around you will be ready to go.

I did contact the borrower, & she volunteered to just send me the interest due.I will send her a Release of Promissory Note.The title co. did not provide any sub & recon document for us to sign.Their legal dept. copied & pasted some Calif regulations into an email & said they were done.A realtor friend has one I can use, but honestly, I'm going to get some help to fill it out.I looked up the title co on Yelp & see they have horrible reviews from what appear to be legitimate, experienced people.
