After the showing we stood out on the street and talked through the deal.

Buy on the wrong street or in the wrong neighborhood and you will set yourself back.  

There were streets but no foundation yet.

As long as the location was in the path of progress, and the units themselves had already or the ability to add features like off street parking, in unit laundry, etc. 

The project also includes a fire station, hotel, and high-end retail apartments which will turn this into a vibrant thriving community center.

Contained within the the email was a 5 Minute video featuring @Dutch Mendenhall providing a tour of 4488 Livingston Street, a single family home I can best describe for those not familiar with Philadelphia as located in a "C" neighborhood with no barriers of entry. 

Look for mixed-use properties with a Main Street vibe or location.

For example, I've had clients walk into homes with vibrant orange kitchens or neon green bathrooms and instantly feel overwhelmed.

I do not buy the bi-level house on a busy street facing a factory!
