If you have other channels to list on, I recommend starting there and then launching on Airbnb/VRBO until you are within the booking window for your market.

@Tj Collins You can 1031 exchange in and out of any state, you can 1031 exchange in and out of any investment real estate - farm land, apartments, commercial, single family investments, new construction etc...The big things are timing on the 45 day window, 3 property rule and closing in a certain amount of time.

I know I fund the deals and pay for the rehab . my clients put on brand new roofs  new panels all new wiring new plumbing windows siding cabinets etc etc..

There are many horror stories on collecting for damages from OTAs including a current thread on BP where guest left doors and windows open upon exit that resulted in frozen pipes.  

This person in particular has no previous real estate experiences prior to 2015 except his own rental lol that company that he work for also doesn’t have integrated vertical system to build and manage properties, so it is easy to understand why his investment gone kaput.we have too many newbie Lp investor also that think just because they are rich from tech they can blindly invest as LP somewhere without due Dilegence….

So I have a 64" pocket in a new 1bd cabin build that can fit an integrated vertical twin murphey bed in the living room with side dressor or a row of book shelfs + cab.

Reading what they have to say in those articles gives you a window to the mind of the syndicator.

Right now commercial rates are more like 6% with a point. the only loans from banks I see tied to prime are vertical construction loans or horizontal construction loans.I had the same issue with I had maxed out my rental loans with lenders like Country wide and Wells fargo that reported to fico..

Then hopefully we have a 3-4-5 year window to increase rates. 

And the calculation windows for when interest is assessed would probably surprise most people, it's generally not what one thinks it is so often waiting to that statement does often incur interest charges.
