While operating as your own GC this will save you money, coordinating can be a bit challenging.Once you have decided the level of involvement you want in the project, just get bids from multiple vendors based on the same statement of work and compare the offers.

Those that self manage usually:1 - Interview vendors and trades - i.e. cleaners, handymen. 

The majority of buyers appreciate the expertise that a good agent provides (local market knowledge that can only be gained by being active in the market buying and selling all the time, looking at most of the new listings in person or at least online daily, a background in or at least understanding of building construction, relationships within the network of professionals in the industry doing deals, vendor referrals, legal protection through E&O insurance and keeping up with constant changes in approved contracts and required disclosures and forms, negotiating skills (the average person is terrible at negotiating directly and has no desire to, I find Americans are uniquely averse to negotiating and prefer to outsource it but I digress), etc.).

Are you aware whether or not your PM charges for the service or is this the amount invoiced directly from the contractor/vendor?

That can be a great way to find vendors

I can pay vendors to do work, buy my own lunch, and don't need or want unskilled or inexperienced free help. 

This property was bought through a Vendor that does a lot of business with Note School so I will credit NS with helping us establish that connection.
