As for liens, here in Milwaukee, if you sell a property any unsettled small claims judgments have to be taken care of prior to or at closing....that can be city taxes, old utility bills, medical bills, etc.

With month to month you can also add to lease rent rate will stay the same until  Jan 2017 so if they are worried your going to UP the rent every other month they wont' be unsettled seeing that guarantee.I do that with new move in's I guarantee the rent rate for 12 months with a MTM lease..
