It sounds like unless you maintain close to 100% occupancy and have little to no expenses (all unrealistic) these are greatBuying more assets will only dig you a deeper hole - right now I would say you are drowning and not even knowing it.I would liquidate 1/2 that portfolio.

Currently, The average homes sell for about 2% below list price and go pending in around 29 days.Really nice homes can sell for about 3% above list price and go pending in around 9 daysTo get the best deal - buy off market not retail overpriced MLS properties listed by Realtors who receive their listings only because they gave the seller an overinflated, unrealistic price - These properties languish on the market and then get reduced to a price that's more in line with reality -and above all DO NOT use a Realtor !

The investors that seem to be the most unsatisfied like yourself are the one’s that buy 1 or 2 properties and in Engelo’s/my opinion have unrealistic expectations.2) The property management team did a fantastic job based on your comments here.

Okay, I don't know if everyone posting here has been living under a rock, you are setting a young guy up for failure by supporting absolutely unrealistic expectations.In order to clear $120k of net income in the Midwest you need a RE portfolio to the tune of 8 million.

totally hear you, pre 2021 in knoxville was a totally different ball game. again depending on your goals and strategies, your expectations aren't unrealistic. some deals may require more of an investment to make the numbers work like one of my student rentals that was a full gut project and took nearly a year to complete yet it spits out 15% cash on cash returns annually and i purchased that late 2022. investing in general is a risky endeavor, it's all relative to ones own risk tolerance depending on their position. we try and make calculated risks and look to evaluate multiple exits before pulling the trigger, yet there is still some risk involved. maybe a reit or syndication is the way to go if you want to be in real estate yet don't want to take on the properties yourself. either way i'm happy to make some local connections.

I will agree that there appear to be a lot more people on the forum just lurking or fantasizing about REI with unrealistic expectations and ZERO notions of what hard work and grind really mean.I am about to spend half a day taking some people, that I met on this forum, on a tour my some of my apartments and showing them my setup.
