@John B.John: As @Jeff Kehl said, this is a local issue.However, most of the time you can get away with doing work (even unlicensed) if you're the owner.

By trying to make the original sale price as low as possible and the assignment fee as high as possible you are not an agent of either party.That said if it appears you are claiming to sell the property and not the contractual rights to purchase the property it might be deemed that you are acting as an unlicensed real estate agent.

Even $1,000 is really peanuts.If a wholesaler approached me, I'd be looking for at least $10,000 that would become non-refundable after the 10 day due diligence period.And to top it all off, ask @John Thedford about the illegality of unlicensed wholesaling in Florida (unless you double-close).

@Jacob Mallison I'd say the best thing you could do for a Realtor is to provide leads for your clients that want to transact real estate.We're always looking for leads - especially those from referrals.You might not know this, but in most, if not all states, it is illegal for a real estate licensee to pay any kind of referral fee, finder's fee, etc to an unlicensed person.That said, if you want to find a good agent, look for someone who is full time and hungry.
