The main worry being that a good deal made today may not be a good deal tomorrow. 

It always happens, maybe not today or tomorrow but it'll come.

If I was to quit my job tomorrow and work full time as a flipper, I know there is a long time period before I get a nice check from the work I am putting in.

I am writing likely 3 offers today/tomorrow. 

I do have a contractor bidding it tomorrow, I was just hoping someone would have a rough $/LF or something similar to use for a ballpark, but figured it may not be that simple since it of course depends on specifics.

Yes Grayson,Cashflow is hard to come by now.You shouldn't be looking at real estate to get rich tomorrow or gain massive amounts of capital now.But as you own the property for years the rents will increase, the asset price will rise, and your loan balance will go down.
