Every lender has guidelines; that’s why it’s important to perform due diligence with lenders, just as they do with borrowers. 

I've had some investments perform better than others but section 8 rentals were the one that were most challenging to sustainably operate and my worst performers over an extended period of time.

I've self-financed deals my deals, financed them with a HELOC and used third party lenders as well.

Hi Erica, what I've notice is that high-quality (high-priced) washer and dryers don't out perform other based price models in rentals. 

Or we gradually perform high-quality updates for a live-in flip, then roll the equity into a new home.Regarding rental income, we aim to boost income, lower our effective tax rate by generating more low tax-drag income with rental income (since there’s not much we can do to lower out W2 tax bills) and have retirement cash flow.To compare the financial impact over 10-20 years, we want to analyze renting versus flipping.

A smart seller/listing agent will likely require a large EMD to tie you to performing on your offer, so be prepared for that. 

Just completed my third self-storage conversion in October with my W2 job at Elm Builders.

The risk is far lower, with a better ROI.OR you can consider learning about government contracts and performing lease matching. 

Well worth it IMHO given poor performance of RTO/seller financed zillow listings. 

Obviously past results are not necessarily indicative of future performance, but it seems like a great investment for accredited investors to get a low-risk, solid return in exchange for some illiquidity.
