In a better market you might be able to use those things to get a better deal on commercial insurance but in the current market there won't be flexibility.On personal policies/1-4 unit rental dwelling policies there won't be any flexibility whatsoever unless it's something the company already has built into their guidelines/pricing.
Nik Kov Lot with deed restrictions written in 1985??

Looking into a lot that my wife and I love, but comes with some deed restrcitions written in 1985 that include:- liveable area cannot be smaller than 1500sq ft (we want something like 1300)- no poultry whatsoever - only one property can be built, 2 family max. this is 5+ acres, we want the flexibility to build 2 houses on it!

It cost more and takes more time for housekeeping to clean when there are extra people.I can't see that my bookings have increased whatsoever and as a traveler that booked a house through VRBO/Evolve last year, I found the booking process to be a little cumbersome.

True Joel, but like pulling teeth to get Syndicators to show you their track record, ie actual total returns with breakdowns of distributions + capital appreciation + principal paydown etc, and SEC so loosely governs Real Estate that it's the only investment category that doesn't require standardized return metrics like the 30=day SEC yield on any fixed income product is mandatory, or audited GAAP accounting standards on finacials from public stocks/Reits etc Real estate seems to be still a bit more un-regulated "Wild Wild West" than other parts of the investment economy, but i guess hence the much better returns i've had in real estate, risk = rewards This is why the good sponsors get have audited financials and have a third party verify their track record.
