Not only can you have all the benefits previously mentioned but you can sell at a higher price than market when following a Lease Option with Owner Financing and you don't have to worry about third party approvals such an appraisal when selling with Owner Financing.What I've found in Texas, and don't know where to find in your state, is something that super charges my owner financed sales.

Down the road rents should go up which would increase cashflow or you can "supercharge" the casfhlow by refinancing the balance of the loan a few years down the road.

this property is located on Puget Island and on the Columbia River there is a Tesla super charger 30 miles away .. but when you get to the property it would be a benefit to be able to charge as you could then take the ferry over to OREgon and then 30 minutes up to Astoria and or you could keep going on the Washington side of the Columbia to Long beach which the name implies is the longest beach on the west coast and the area were Brandon of BP fame is from LOL..

Anyways, the plan is to continue to accumulate properties around this range until I have enough equity that I can 1031 exchange into larger properties with more units to supercharge the process (or I have to do this because I hit my mortgage number limit).
