I have dome many partnerships on rehabs when I was getting started, I would not offer more than 25% unless I didn't have any other options.

Property is so expensive in Australia so we are constantly stunned by what you can buy here, and so many are cashflowing really well.We've just had a bit of trouble organising property management too, I guess its very easy and professional in Oz.

Investors (and any other real estate people)If you are new or seasoned, the yellow letter is an excellent marketing method to get a high response rate from sellers.Most marketing results in .5 - 1% response rate..With the yellow letter, you'll get 10% to 25% (depending on the list your mailing to)...Do me a favor and don't mail to foreclosures, o.k.???

yes it is for bulk investments.They are a new LLC so I dont know what history there will beI talked to my accountant and sent him the 5 page Q&A, he has dealt with these deals before and was already very suspicious.... also said the tax breaks sometimes will be passive losses and not do me any good, also that they are asking to raise 20mil with no real prospectus?
