I found it a challenge to find Property Managers in my area of interest with stellar online reputation. 

I do 3-5 deals a month with my contractors, I get wholesale pricing and stellar service.  

When I realized what happened, I called customer service and humbly inquired about whether they would be willing to extend the 0% interest promotion once more given my stellar payment history with the bank.

I'd really avoid the primary markets that you mention as you're really too late unless you network and find a stellar off-market deal.

One person may have stellar credit, no evictions, and no criminal background, while the person they're applying with may have 2 evictions, be a sex offender and have awful credit.

However, as you can see from the calculator, a 6% cash on cash ROI for that much money invested is not exactly stellar returns. 

In our area it means 30 offers and sold 30% over asked often pay stellar price.

when we would log over a timber track sell the track to a new owner who was looking to build but needed a year or two to get permitted house sold  etc etc but would buy from us on terms then we hypothecate the note.. but we owned the dirt free and clear .. and to do this you needed stellar credit and balance sheet .. banks were just not going to make loans because you had a note  LOL.. 

Now, with a stellar credit score, I’m qualifying at 4.65%.
