I really would want to stay away from any office properties in depressed or even semi-depressed neighborhoods, especially large ones (like a 13 unit complex).

I personally would stay away from condo-tels as they will be even worse and you'll have less opportunity to cash flow. 

Since this situation was so egregious (IMO), I would either boot them out now, or at least have a serious talk, real serious....If you're going to let them stay I would just get a really deep cleaning done, maybe a couple, and then replace carpet after they're gone.

We have a solid system in Quickbooks and want to stay with that for financials.

We had hoped to rent our house for short-term or mid-term stays.

I don't think being a long distance landlord is as easy as some tout but full disclosure I've stayed with 80 miles of my primary residences. 

STAY away from them at all cost.

Therefore, I don't have definite plans for how long I'll stay in Oregon, and consider the possibility of someday returning to the Austin area.

Nomad sent emails telling the renters to move out (I was fine if the renters stayed).
