I’ve been in the real estate business for almost three years now and have completed five deals: one buy-and-hold long-term rental, one short-term rental, and three fix-and-flip projects, for which I helped raise capital.

It won’t take as long as you think. if you can wholesale a few properties you can get enough to support you in a small project while learning the ins and outs.

We just finished up our last project in OC and looking for our next flip, preferably single family.

Start with baby steps and simple projects and gradually take on more risk.

Once you start to get people in there to look at project to project, that will give you a baseline then you'll start to gain more knowledge on where you need to be on the pricing/estimates etc.

Though DSCR gives you a better picture of how the property is projected to perform vs debt service, you can't rely solely on one measure to make a purchase decision. 

Grading is set to begin once weather gets better.Bank loan is also part of this but  they also are asking known friends to fund the project in return of higher interest rate .
