@Jack Cottrelli get nervous when new investors buy random properties out of state.this is below the median price in KC, so i am assuming it may be in a more challenging neighborhood.

And i found launch control but the minimum is $500 a month, but they use cross-referencing data across sources to find the most accurate contact information by using a person's name and address to find their phone number, real address and email by accessing public databases, phone number directories, credit reports, utility bils, public tax records, and social media profiles. this is waaay expensive for me as a beginner. what do you suggest or if anyone has any suggestion I'd greatly appreciate it.??

And if you’re into marketing, knowing your way around Canva or even basic social media scheduling tools would be really helpful too.Finding a gig might take a little effort, but there are so many opportunities out there.

Social media profiles, how many properties people have owned, and what they accomplished were simply lies to get people to invest with them or get new people to raise money for them.

I have had the opportunity to manage properties with 5 random individuals that do no know each other, and it typically leads to disagreements in the house and people moving out early.

Gather emails with something like Stayfi, use a qr code to have guests follow you on socials or leave their emails in a sign up for discounts coming back, use a Meta Pixel on your direct booking website or landing page and then do a retarget ad campaign to them, offer "Family and Friends" promo codes to guests when they come back through an auto message a couple of weeks after they have left, etc. are some that I use.
