Our attorney indicates we don't need any licensing, since our lending is direct....individuals lending directly to individuals we're not doing it as a company, as a company, we simply find the deals, and we put the two flowers together.

The point was that with the HOA, I have a risk of losing my house and currently my HOA doesn't seem to add any value by enforcing the nuisance rules, though I've heard horror stories about old ladies losing their paid off homes because of the wrong type of flowers being planted, etc.The HOA doesn't seem to add much value because they don't currently enforce rules but at any year that could change if enough people complain and it could swing the other way.

I recently starting working with another wholesaler and it doesn't seem like it's going to last, however, before a just say the hell with it, wanted to get some feedback from the community.An associate of mine that I've know a while stated that she had a property in an area that I know one of my new buyers had interest in, and come to find out I was right and things went smooth as silk.
