This also helps in the winter where tenants with assigned spaces will shovel their own spots and not have to worry that someone will take it once they are gone.

Thus, I'd like to use a professional.)Last fall, I sought bids for snow removal (shoveling/blowing walkways - no plowing) and to those that bothered to respond, I got ridiculous prices back ($150-$225 per trip; it takes an hour total to shovel all the properties, including travel time between).This spring, I am seeking lawn maintenance bids and I am experiencing the same thing; outrageous (in my opinion) prices for the work involved.

Tenant 1 with the car stated she watched her do this technique while shoveling earlier and asked her not to do it against her car.

DR and Lennar basically will only buy ready to build lots.. so I have a few larger projects in the works.. 92 lots and 164 lots.. that they swear ( pinky Swear) they will buy from me when I get them shovel ready.. 7 to 10 million dollar risk and they could say no if they don't like what the market is doing.. the 92 I am going to do if they don't buy it I will build it.. the 164 I have to flip or I will not exercise my option at walk away from about 250k in cash I Have in it presently.. but that's the land game .. big risk big reward.. if the 164 goes right I will make about 4 million on  the same 250k invested.. roll the dice right ???

In the lease, it also states that they understand that now all liability lays on them, and that they will coordinate shoveling/salting/lawn maintenance if they cannot keep up with it within the city's requirements.

We like to move people in/out between spring-fall so we don't need to worry about dealing with the snow (shoveling/plowing) and slop being tracked in and out in the move process.
