I looked at the property (which was vacant) on 10/3 and there is a shed which contained a lawn mower, bicycles and lawn chairs. 

I am under contract for a property at 295k for a 1977 3b2b, 1984 2b1b, a double storage shed, and a covered double car port on 4.25 acres of unrestricted land.

Some guys were handymen who helped me on the next fixer-upper or maintenance or building a new shed or fence etc.

@Brandon Hall could you shed light on this issue filing a state tax return to preserve a loss for a K-1?

I am not clear on what would need to happen/what i would have to do to end up in the latter situation. if anyone can shed some light on this i'd appreciate it!

However we would be "getting more house" ( access to a second back yard, tool shed, driveway, second storage unit, etc)When I look at other houses in the area, with the intrest rates as they are, I don't understand why anyone would buy multifamily and rent it out when all of these calculations would be negative cash flow.

Not sure what state you are in but disability cases can come back and bite you and cost you a lot more than a shed or bike rack.

Consists of 3 buildings each different style.   4400mth total rent produced.   400k ask- 1 duplex, 1triplex type homes - 5 doors, really old home (1940ish) currently in C to D condition. 2600 total rent produced, 155k ask- 2 Single family homes - 2 doors, really old home (1940ish) currently in C to D condition. 1800mth produced, 150k ask- 2 Tiny home sheds- 2 doors, 800 total produced mth.  40k ask. 

And keep in mind, this is to an economy who shed a vast swath of skilled labor via '08' GFC and people retraining out of such.
