I built a nice custom a few years ago before lumber went nuts and other componants in Charleston sc historic district 2200sq ft  no garage  cost 1mil  to build plus soft costs plus 500k for the lots so in it 1.6  sold 2.2  so i get the nice spreads.right now in Oregon our semi custom product homes are costing about 150 a foot.. to 180 a foot.. to buildand in florida were we are building dingers those are running 100 to 120 a foot and used to be 80 2 years ago.and you know how cheap they build in Texas and OKC.. starter houses.

@Jonathan Greene  I'm selling older properties, one recent sale was built in 1890 for example, selling all townhouses, all semi-detached, all rental condos, vacant lots (no income), and most multi-family properties.

I am only semi-satisfied with my property manager, and considering taking over the daily management myself but would only want to do that if I have someone good to help me with filling units as they come empty.

Focus on paying off 2 rental properties this year and another 2 next year so that my hubby can retire at the end of 2024 with enough CF to do whatever he wants after working so hard his entire life from teenage onward until now where kids are only semi-launched (still in college).

My total of all annual expenses is about $220K- everything, insurance, haircuts, leisure travel, property taxes, etc all included in thereI dont want to semi-retire any time soon, but I think it's smart to have long term plans.
