This is my first semester I'm not doing school.

I work full time as a Operations Manager and a semester away from college graduation, so I'm pretty busy and from what I read investing in real estate becomes a full-time job.Any advise would help, should I search for "multi-families" or "flips"?  

I'm hoping to fit that in with Work and school once the fall semester starts.As far as a mentor is concerned, I would like to have one that can help walk me through my first deal just so I could get a really good feel for it. 

Plus, what happens if they drop out or move in the middle of summer or the middle of the semester?

I teach two semesters at 16 weeks each, so I get 20 weeks of vacation/year.

You can reasonably assume them to be gone at the end of the semester so you're not taking a lot of chance.

Hello BP'ers,In the prospect of purchasing a SFH in Philly around University area but know that semesters have all started so am a bit concern about finding students to rent.

I would not overthink the thing about moving away, just get an owner-occupied Loan and that will be your primary residence even if you stay in New York during the semester.
