HI sailed through the last recession like nothing happened. so not true.. tourism hit an all time low.. prices dropped like everywhere else. they did not crater but they dropped.lots of different things going on that will help Vegas.. one that is major is SALT/..

the 2nd rental has been smooth sailing. 

If it was smooth sailing and making $$, a majority of landlords wouldn't be selling it.... so a LOT of inheritied tenants are a huge PITA....not all....but a lot....

The double thickness makes it harder for the wind to pass through and the fence will act like a sail causing further damage.

The reality is that it will be 10yrs+ but once you get there it will be smooth sailing and everything you dreamed of.Just think about the sheer number of deals you have to do and find and have everything go perfectly.  

Or has that ship sailed?

Market was at the time an all time high, and I had the feeling the 2016-2020 years would not be smooth sailing for reasons I'll leave implied if you know what I mean. 

As long as you do your numbers right and go through a pretty thorough screening process the ~$150k property should be all smooth sailing, which may very well not be the case with the cheap houses. 

I have kept blogs of my sailing adventures in the past so I know it's hard work.
