My biggest fear is finishing step #1, and then failing on step #2 due to some random rule I am not aware of, and having sacrificed two garages for an addition, with no possibility for an ADU.Appreciate any insights or perspectives.

Just make sure you find someone who has similar lifestyle as you (noise/cleanliness/etc) - vet them just like you would a normal tenant and interview to get a sense of their personality.3) I purchased in 2015 so prices were lower than now (from a cashflow perspective), so may be harder to attain now, but the other 2 units + 2 parking spaces paid for all the expenses w/approx $400 left over... but I also sacrificed area to get a good deal/income I wanted.

I just need one good deal to quit my part time job and a few more after that to be fully out of my full time job.I dont have a part time job, but with the 8-5 I do have, it is hard to get the time because time I get home it's about 6 and I try to do drive arounds as soon as I get off for about an hour or less than go home and makes until about 7:45, 8 (not too late), then look up the properties I just got aaannd take care of some personal things, and trying to go to sleep at a semi decent time(which I sacrificed, right now but definitely is going to be worth it) to go to my J-O-B in the morning, early so I can try to look up some more properties before work.

If the fact that a DOS clause is/would be invoked if the insurance policy changes, I would walk away before potentially diminishing or even sacrificing coverage by trying to "skirt" the correct way to insure the property.
