I am new to the real estate investing space. 

I need long-term renters as a back up.I saw a basement apartment for rent in LauriaVille in a gorgeous remodeled home that’s been listed for $1050  It’s been sitting there a couple months and that concerns me because that’s not a lot of money for quite a bit of space in a great house.It’s been sitting there a couple months and that concerns me because that’s not a lot of money.

I found what seemed to be a great property with a house for an STR and other space that I could expand for camping/RV sites and a barn that could be converted into a venue for events. 

But on this specific guy, I jumped on a call to explore the program and it was a high pressure sales call, it did not feel organic, not trustworthy and certainly did not feel the right fit.Why would someone spend 10k on a so niched-down space of real estate when they can get someone for the same amount to teach him/her everything?  

Are there any specific clauses I should include in a room-by-room lease for a shared living space?
