It's people like you who cause folks who would actually benefit from an ESA to be painted with the same broad scammer brush. 

Our LTR lease is nearly 18 pages long, not including the additional riders for mold, radon, lead based paint, etc. 

Tons of double sided tape used which results in a fair amount of extra effort to restore (most cases paint comes right off the wall requiring patching sanding etc, some cases Good-off was effective.

Renovated: Added granite, high end finishes and fixures, landscaping, new flooring and painting throughout.

Laundry room wall painted black is odd.

You just have to deal with lead base paint inspections and random rental inspections now though.

I want to refurbish the entire house, including a complete kitchen and baths renovation, add an addition on the east side, new roof and siding, new flooring everywhere, paint inside and out"Then ask the GC to go over and put this into a more formal document.

Of course it needed some extra turnover work--landscaping, above ground pool removal, cleaning, trash removal, paint and other small amounts of wear and tear. 

Just look at what they are doing in CA they are ripping vines out left and right.. younger folks dont drink wine like us boomers. 

With a dozen properties over 25 years I have yet to spend a dollar on a roof or painting a house exterior.
