I think most people would agree that a single family home is better than a condo for a long term rental.

I'm also happy to share access to a spreadsheet where I track Single Family, Multifamily & Rental Inventory for the Pensacola Market(Escambia & Santa Rosa Counties) each week. 

The problem with Multi Family is that unless you or your partner have $10M or so of net worth and $1M in cash laying around as well as prior experience with commercial real estate, you can't get the loan. 

If you're busy running a ranch and raising a family, you don't want calls at 11 pm to unclog a toilet.

Along with the benefits of time with family and helping others.

While the co-signers add some security, the family’s newness to the U.S. and uncertain job situation make them a higher risk overall. 

For family life, there are great communities with good schools and a lot of kid-friendly activities.
