I work in the Pasadena area and we increase value of homes by essentially gutting them out and recreating/reimagining the flow of the house along with updating the dreary look which hasn't been improved upon for 20-30 years.

We had to redo all the plumbing, add a ton of electrical, fix lots of drywall, convert one room from a large recreation room to a bedroom, bathroom, closet, and laundry room, completely redo another bathroom, replace windows and exterior doors, add a kitchen where there wasn't one, paint entire house and flooring.

Someone may have tried to get a break on rent or the seller may have a handshake agreement that no one knows about or people are paying in cash.What does the month by month rent roll look like once you've recreated it?

My ideas at this point are to remove the deck and make the room areas a step down, and recreate the deck later as stairs to access.
