I have learned a lot from the replies that I have recieved on biggerpockets.com It's a very informative website and a great place to meet people and share information.

The buyer doesn't recieve any info that will state how much you made, only what he bought it for.

My most recent direct mail campaign targeted mostly SFR but I have recieved more people with land they'd like to sell rather than houses.Although it's not what I targeted I wanted to get advice from the BP community of how to assess the value of land.

Also I manage my properties myself and to be honest in two years of managing them i think Ive recieved two calls, nothing that i couldnt simply Google or call my Realtor about and ask for a referral.

We were given court orders to receive these properties from a reciever free and clear of all liens not including municipal liens.

My experience and education I have been recieving through various means including here on BP as well as a excellent REIA in Ann Arbor with @Joe Villeneuve have helped me to see that wholesaling can provide the means to help fund your goals of buy and holds.

You have very little control over these new residents who despite not being on the lease....are tenants because they lived there for 30-days and recieve mail there. 

I currently own my primary residence worth about 90,000$ I also own a rental property out right worth 110,000$ I currently recieve 650$ a month for my property after the management free.

Previously had an attorney and cost hundreds with really no benefit other then the eviction never recieved any money or anything so figured I'd represent myself.
