You need to evacuate and recharge the system, which requires special equipment and refrigerant isn't cheap any more. 

I don't know Florida law, but in my market you cannot withhold wear and tear, so you are likely to eat through your entire repair budget each turn, leaving you nothing reserved for the ac recharge, or garbage disposal that stopped working...

That home is their place of refuge from the rest of the world...a place where they can recharge their batteries after a long day of work.

My doorbell was dead for a month because it was booked solid/winter texas storm so I couldn't get it recharged.

The problems end up when the recharge rate is severely dimished because of drought, or a lot of local development starts siphoning off the capacity.

The cams are wireless and can hold a charge around 3 months before recharge.

I've used these thermostats in my rentals in Florida for AC and my own home for AC and heat.The thermostats have a rechargeable battery that steal power from the HVAC.

Then have someone come out and recharge the system.Make sure you get a 2nd and 3rd opinion (in hvac maybe 4 or 5) on what needs to be done and how much it would cost.
