I understand that title insurance will cover title issues until my purchase date, but I am concerned about recorded fraudulent deeds that purport to transfer away my investment property at a later date.

If it were me, I would refrain from meeting any such individual until contacting the state's Real Estate Commission and seeing a copy of any purported complaint.

The property was supposed to be recently rehabbed but I learned after purchase it was purportedly rehabbed 3 yrs previous.

Someone would buy a new house using, in part, the purported rental income from their old one to qualify. 

Taking the legalities and ethics out of it (just for a minute) and read posts of those people that are frustrated with wholesaling and some that purport success.
